It has come to my attention via my mortgage adviser that my lawyer is not on the NRAM Ltd Solicitor panel. What can I do to be certain that this is indeed the case?
The best course of action for you to take is to contact your conveyancer. It is reasonable to expect your lawyer to advise you of the situation. If they are not on the panel they may recommend you to a firm that is on the conveyancing panel for NRAM Ltd.
Please help. My conveyancer is assuring me that he has to apply for a Local Authority search as the firm are on the NRAM Ltd conveyancing panel. Is this really necessary?
Unfortunately both you and your lawyer have little choice here. As you are taking a mortgage with NRAM Ltd your lawyer has to comply with their conditions as set out in their version of the CML Conveyancing Handbook. Your lawyer would have previously signed the Terms and Conditions of NRAM Ltd’s conveyancing panel appointment which obliges them to follow the CML Handbook requirements last updated NRAM Ltd. even if you were a cash buyer you would be ill advised not to carry out a local authority search.
Having used your search tool I can't find the lawyer I was hoping to instruct as being on the NRAM Ltd conveyancing panel. My lawyer has said that they are on the NRAM Ltd approved panel. How can I be sure given that they are not listed on your directory?
Not all firms are yet listed on our lender panel search tool which is still relatively new. Law firms are listing on a daily basis and it is probably the case that your lawyer is on the NRAM Ltd conveyancing lawyer and you should probably take them at their word. Please do feel free to suggest that they completing their listing on our site as it would only cost them £1 a month to list themselves as being on the NRAM Ltd solicitor panel.
I was supposed to move into my flat last Friday. My lawyer’s firm is on the NRAM Ltd solicitors panel but has changed address in the past couple of months and had not informed NRAM Ltd of their new address. NRAM Ltd is now refusing to release my funds until such time as their systems are up to date with the correct details.
This is as unusual as it is unlucky. Most lender Terms of Conveyancing Panel Appointment specifically oblige the solicitor to inform the lender of an address change. Your solicitor needs to treat this with the utmost urgency. Do speak with or register your concern with the senior partner (assuming he or she is not your direct lawyer). Most lenders would be reasonable in this situation and expedite the resolution of this issue. It may be prudent to enlist the help of your local NRAM Ltd branch or your mortgage broker to see if they can assist.

My dad reckons back in the day he did a lot of it himself, just went into the land registry office and providing them with the info they needed himself
If you are getting a mortgage with NRAM Ltd involved you will need to appoint a solicitor on the NRAM Ltd conveyancing panel. We would not encourage you to both use the same solicitors' firm. There are clear conflict of interest issues and it's not going to make a huge difference to the speed of the overall process. So as not to hold things us you should pass on your solicitors details to NRAM Ltd. I am currently in the process of buying my council flat. I have a mortgage offer with NRAM Ltd. Conveyancing is new to me. Can I proceed without a solicitor easily? I think we can but we keep being told I should have one. Any advice?
It is not advisable proceed with a house purchase without a solicitor. The council's solicitor are not acting for you. You need a solicitor for a number reasons. One of which is to verify what plans the Council have for repairs and refurbishment for the next five years. Many leaseholders have been stung for contributions of thousands of pounds. In any event if you are getting a mortgage with NRAM Ltd you will need to appoint a solicitor on the NRAM Ltd conveyancing panel.
I am due to exchange contracts on my flat. I had a double glazing fitted in month 8 but did not receive a FENSA certificate or Building Regulation Certificate. My purchaser’s mortgage company, NRAM Ltd are being pedantic. The solicitor who is on the NRAM Ltd conveyancing panel is happy to accept ‘lack of building regulation’ insurance but NRAM Ltd are insisting on a building regulation certificate. Why do NRAM Ltd have a conveyancing panel of they don’t accept advice from them?
It is probably the case that NRAM Ltd have referred the matter to their valuer. The reason why NRAM Ltd may not want to accept indemnity insurance is because it does not give them any reassurance that the double glazing correctly and safely installed. It merely protects against enforcement action which is very unlikely anyway.
