I am expecting a offer of a mortgage from Metro Bank. I hope to employ the services of a Licensed Conveyancer. Does the Metro Bank Conveyancing panel allow for conveyancers regulated by the CLC
Metro Bank’s approved solicitor list is, like many other lenders associated to the CML or Building Society Association, open to Licensed Conveyancers regulated by the Council of Licensed Conveyancers.
Can you clarify something for me?. For no fault of my lawyer but, the conveyancing for my house purchase has been going on for months. The Local Authority Search from Metro Bank was issued random date and we have agreed a date for me to move into the property on 10 days inc Day of week eg. Mon. My solicitor has advised that as she is on the Metro Bank conveyancing panel she needs to redo the searches as they are no longer acceptable to the lender.
One of the many conditions to being on the Metro Bank approved panel is to comply with the CML Handbook requirements (last updated for this lender on Metro Bank)which specifies that a local authority search be not more than half a year old. You should nevertheless ask your lawyer to check whether something called ‘search validation’ indemnity insurance is acceptable to Metro Bank.
I note that you have a search directory identifying law firms on the Metro Bank conveyancing panel. Do firms pay you a commission if I retain them for my conveyancing?

The firm that I appointed last week on my purchase in London has suddenly closed. They were on acting for me because I needed a lawyer on the Metro Bank conveyancing panel and my previous lawyer was not. I paid them £200 on account. What should be my next steps?
If you have an estate agent involved then inform them straight away so that they advise the vendors that there may be a slight delay due to reasons beyond your control. Hopefully they will be sympathetic and urge their lawyer to send a new set of papers to your new solicitors. You will need to appoint new lawyers that are on the Metro Bank conveyancing panel and notify the lender. If you have paid over any money it will hopefully be held by the SRA as money in an intervened firm's bank accounts is transferred to the SRA. Then, the SRA or the intervention agent looks at the intervened firm's accounts to work out who the money belongs to. To claim your money you will need to contact the SRA. If the SRA cannot return money you are owed from the firm's bank accounts, or if they can only return part of the money, you can apply to the Compensation Fund for a grant. How can we tell if a solicitor on the Metro Bank panel is any good?
seeking recommendations is a sensible starting point. Before you go ahead check if they offer a no sale no fee offer. Also you often get what you pay for - a firm which quotes more will often provide a better service than one which is cheap as chips. We would always advocate that you speak with the solicitor carrying out your conveyancing
We have agreed to purchase a house. One unusual aspect is that the roof has a solar panel. Metro Bank have issued a mortgage offer so presumably this is not a concern to them. Why is my solicitor raising questions about the panel?
As you are obtaining a mortgage with Metro Bank your lawyer must to check the Metro Bank conveyancing instructions contained in the Part of CML Handbook for Metro Bank . The CML Handbook contains minimum requirements for solar panel roof-space leases, and solicitors are required to report to Metro Bank where a lease does not meet these requirements. The requirements relate to the installation of panels on properties in England and Wales. Requirements for Scotland are due in the near future.
I was told three weeks ago that my mortgage has been agreed
to by Metro Bank. Is it usual for Metro Bank to only issue the offer once my
solicitor is approved on their conveyancing panel?
Mortgage companies tend not to not issue an offer until they have details of a lawyer on their panel. It can take a few weeks for Metro Bank to deal with your lawyers application to be on the Metro Bank conveyancing panel. There's no guarantee that your solicitors will be accepted.
