I would like to know the reason why all property lawyers aren't included on the Adam & Company Solicitor panel?
Even though it may seem unfair for Adam & Company to restrict who can act for them from the public’s or solicitor’s point of view, the other side of the coin is that the lenders are becoming ever more anxious and feel the necessary need to protect them from mortgage fraud and other illegal activities. I am now advised that as the deposit has not come from me my lawyer needs to make a notification to my lender Adam & Company. I am advised that, being on the Adam & Company conveyancing panel and acting on their behalf he must inform Adam & Company if the balance of the mortgage advance is coming from anyone other than me. I advised the bank about my parent’s contribution when I applied for the home loan so is it really necessary for this now to be an issue?
Your lawyer is obliged to check with Adam & Company to make sure that they are aware that the balance of the purchase price is not from your own funds. Your solicitor can only report this to Adam & Company if you agree, failing which, your lawyer must cease to continue acting.

The fact that your lawyer is on the Adam & Company conveyancing panel is a help. It would almost certainly delay matters if they were not. However, no conveyancer should guarantee a time-frame for your conveyancing due to third parties outside of our control such as delays caused by lenders,conveyancing search providers or by the other side’s solicitors. The time taken is often determined by the number of parties in a chain

No. There is no such tool on the Council of Mortgage Lenders or Building Society Association websites. Very few lenders make their panel listings available online.
I had instructed online conveyancers located in Cardiff who are on the Adam & Company solicitor panel. They have just invoiced me a separate fee of £195 for dealing with the Adam & Company mortgage. Is this an additional conveyancing fee set by Adam & Company?
Unfortunately, as long as it is in their Terms and Conditions or Quote then yes your solicitors can charge a fee for this. This fee is not set by Adam & Company but by your lawyers. Some firms on the Adam & Company will charge an ‘acting for lender’ fee and others do not.
The mortgage over my property is with Adam & Company. Conveyancing has been completed a year ago. In the event that I decide to rent out the flat and do not currently have a buy-to-let mortgage do I need to remortgage to a buy-to-let mortgage or inform Adam & Company?
You must advise Adam & Company before letting out your property as this is likely to be a breach of Adam & Company’s mortgage conditions. In many cases banks or building societies will permit you to let out your former home without needing to switch to a buy-to-let mortgage but some lenders will add a surcharge to your mortgage rate to reflect the higher risk. You should contact Adam & Company directly. You need not do this via a Adam & Company conveyancing panel lawyer.
