The lawyer I wanted to use for conveyancing on a purchase said he would charge more if my lender is due to their unusual legal requirements. Will I regret using Adam & Company International? Is Adam & Company International conveyancing so much more difficult?
Adam & Company International conveyancing requirements for their panel are no better or no more complicated than most lenders.
It is the case now the CML Handbook, the "bible" used by solicitors to establish lender requirements, is different for each lender.
It is not clear if your lawyer is on the Adam & Company International conveyancing panel. If they are not, this does add further risk of delay as Adam & Company International will appoint their own solicitors to look after their interest.
My conveyancer has uncovered an inconsistency when comparing the surveyor’s assumptions in Adam & Company International’s home valuation report and what is revealed within the title deeds. A precondition to being on the Adam & Company International approved panel is to comply with the CML Handbook requirements (last updated for this lender on Adam & Company International) which do require that your lawyer disclose any incorrect assumptions in the lender’s valuation report and the legal papers. Should you refuse to allow your lawyer to make the appropriate notification then your lawyer will have no choice but to discontinue acting for both parties.

There is nothing to stop you using your solicitor but Adam & Company International will insist on their interests being represented by a firm on their conveyancing panel. There is much more potential for delays and confusion with two solicitors involved, and it will undoubtedly be more expensive too.
Are all Conveyancing Quality Solicitors on the Adam & Company International conveyancing panel?
Some major banks and building societies now use CQS as the starting point for Panel approval such as HSBC and Santander. CQS accreditation however gives no guarantee to lender panel acceptance. That being said,the Council of Mortgage Lenders have indicated that it is likely to become a pre-requisite for firms wishing to join their approved list of firms.

You will need a solicitor to draw up the transfer and
to deal with the Land Registry formalities. The only thing you need to
consider is that by selling at an undervalue so ask your lawyer about
the implications. There could be an inheritance tax issue if you die
within 7 years of this. There's no capital gains tax for you as it is
your main residence.
