We note that you have a search directory identifying law firms on the conveyancing panel. Do companies pay you a commission if I retain them for our own conveyancing in Mancot?
We are a listing service only for law firms wishing to communicate if they are on the conveyancing panel or other lender panels. We do not charge referral fees to any conveyancer that you subsequently appoint for your conveyancing in Mancot.
The Mancot conveyancing firm that just started acting on my purchase in Mancot have without warning closed. I chose them because I had to have a firm on the conveyancing panel and my family Mancot lawyer was not. I paid them 275 plus VAT on account. What do I do now?
If you have an estate agent involved then let them know immediately so that they advise the vendors that there may be a slight delay due to the problems encountered. Hopefully they will be sympathetic and urge their lawyer to send a new set of papers to your new solicitors. You should appoint new lawyers that are on the conveyancing panel and notify the lender. If you have paid over any money, it will hopefully be held by the SRA as money in an intervened firm's bank accounts is transferred to the SRA. Then, the SRA or the intervention agent looks at the intervened firm's accounts to work out who the money belongs to. To claim your money you will need to contact the SRA. If the SRA cannot return money you are owed from the firm's bank accounts, or if they can only return part of the money, you can apply to the Compensation Fund for a grant. Your new solicitors may be able to help.
I am planning on selling our property in Mancot and according to the buyers it appears that there is a risk of it being constructed land that was not decontaminated. A high street Mancot lawyer would know that there is no such problem. It does beg the question why the purchasers are using a nationwide conveyancing firm as opposed to a conveyancing solicitor in Mancot. We have lived in Mancot for six years we know of no issue. Should we get in touch with our local Authority to obtain confirmation that the buyers are looking for.
It would appear that you have a conveyancing lawyer already. What do they say? You must enquire of your lawyer before you do anything. It is very possible that once the local authority has been informed of a potential issue it cannot be insured against (a bit like being diagnosed with a serious illness and then taking out health insurance to cover that same sickness)
Just had an offer accepted on a new build apartment in Mancot. Conveyancing is necessary evil at the best of times but I have never purchased a new build flat before. Can you give me some examples of some of the questions asked in new build legal work.

Will control of the Management Company (if any) be handed over to purchasers on completion of the last sale or earlier?
The Vendor must covenant to keep unoccupied units in good repair until long leases are granted therefore.
Where there is an Undertaking being granted there is the risk of forfeiture of the Headlease subject to relief if one or more of the Underlessees are willing to accept the original Head Lessee’s obligations as otherwise relief will be denied to the Underlessees. The only alternatives are the Head Lessor agreeing not to forfeit the Headlease or the Head Lessee guaranteeing to the Underlessees that it will not be in breach of the Headlease.
Has the Lease plan been approved by the Land Registry and if not when will they be lodged for this purpose?
