I am getting a mortgage offer from Halifax. I intend to enlist the help of a Licensed Conveyancer in Ham. Does the Halifax Solicitor panel include Licensed Conveyancers?
The Halifax approved solicitor list is, like many other lenders, represented by the CML or BSA, open to Licensed Conveyancers regulated by the Council of Licensed Conveyancers.
My property lawyer in Ham is not listed on the Conveyancing Panel. Is it possible for me to continue with my family solicitor even though they are excluded from the panel of approved conveyancing solicitors?
Your options are as follows:
- Carry on with your existing Ham lawyers but will need to use a lawyer on their list of acceptable firms. This will inevitably rack up the total conveyancing fees as well as result in delays.
- Choose a new lawyer to to deal with the conveyancing, obviously checking they are on the panel
Due to the guidance of my in-laws I had a survey completed on a property in Ham before instructing lawyers. I have been told that there is a flying freehold overhang to the property. Our surveyor has said that some banks may not issue a loan on such a home.
